Marketing Plan for Commercial & Investment Property

Marketing & Advertising
All Listed properties will have monthly exposure through advertising. Some of these ads will be combined to obtain the maximum amount of exposure. Target marketing will be focused on The Commercial Council of Realtor Members, and a special emphasis will be placed on fellow agents in specific geographical areas. Target marketing may also place emphasis on commercial networking, both locally & via the internet on RE/MAX.com, Loopnet.com & CCIM.net.
Newspaper Advertising
Classified Ads will be placed in the local & regional papers, providing the basic information required to generate phone inquires for the property. The basic information (to be determined by sellerīs) will be available to all inquires, and fellow agents. After the prospective buyers have provided a Confidential & Financial Disclosure, we will provide detailed financial information, required to make such an investment.
Specialty Ads
I will place specialty ads in various publications such as but not limited to: The Tidewater Builders Associationīs Home aroma edition, The Virginian Pilot, Real Estate Weekly, The Beacon, The Clipper and other local periodicals. Although not yet proven as an effective sales tool, the Internet does provide additional exposure. All Virginian Pilot ads as well as MLS listings will be placed on the internet & World Wide Web.
Full Color Photo Feature Sheets
A full color feature sheet with various photos and pertinent financial information will be available to mail, e-mail or fax to all inquires, including fellow agents. Additional financial information will be available to all prospective buyers providing a Confidential & Financial Disclosure.
Target Marketing
Agent Updates as well as property feature sheets & brochures, will be periodically delivered to Targeted fellow agents, in specific geographic areas. They will be personally delivered to their office mail boxes by carrier.
Co-Operative Sales & M.L.S. & Loopnet & CCIM.net
All listings will be placed in the Metro Multiple Listing Service as well as the Commercial ACRES system, for all member firms & agents to access property information. I further agree to pay all feeīs associated with listing the property in the M.L.S., REIN, and the commercial internet sites RE/MAX.com Commercial, Loopnet.com & CCIM.Net.
Signs
No signīs will be placed on the property without prior written consent from the seller. With the sellerīs permission a commercial grade, two post sing shall be installed. This will require notice to Miss Utility for placement location approval.
Follow Up
All incoming calls will be monitored to help determine the source and nature that generated the call, to help maximize my advertising budget. All buyers, as well as Agent calls will be followed up by phone and/or letter with a full color feature sheet mailed out within 24 hours of the inquiry.
Listing Terms
The listing will be for a minimum term of 4 months (120 Dayīs). The listing broker will share the commission with the selling broker and will pay for all advertisements & marketing materials.
